Summer Is Here!

Memorial Day has come and gone, summer has officially arrived at the Jersey Shore, and what a wonderful start to the season it has been. We hope everyone had the opportunity to enjoy the holiday weekend with family and friends, soak up some sunshine, and create lasting memories.

Now, with Independence Day right around the corner, we're looking forward to another opportunity to gather with loved ones, enjoy backyard barbecues, watch fireworks light up the sky, and celebrate everything that makes summer at the Shore so special.

Just like the weather, our real estate activity is heating up as we move into the heart of the summer season.

We're excited to report that since our last newsletter, we have successfully completed the sales of two outstanding projects:

Settled on June 12, 2026

Closing two projects within a single month is a tremendous accomplishment and a reflection of the continued demand we're seeing throughout the Shore market. These successful settlements allow us to redeploy capital into new opportunities.

We are pleased to announce that we have secured another presale contract at:

Under Contract Settlement Date: September 11, 2026

While this contract does include a home-sale contingency, the buyers have substantial time built into the agreement to complete the sale of their existing residence. Securing another presale this early in the construction process is extremely encouraging and reflects continued buyer confidence in the quality of our product and the strength of the Shore market.

Every presale helps reduce market risk while providing valuable validation of our product, pricing, and development strategy.

3009-11 Haven Avenue, Ocean City, NJ 08226 - Building Permit Secured! We're excited to report that permits have been secured and construction is officially underway. Pilings are being driven this week, marking a major milestone as we transition from planning into active construction.

As we move deeper into the summer selling season, buyer activity remains encouraging.

With two successful settlements completed, another presale secured, and new projects moving into active construction, we continue to see strong progress across our portfolio.
