In spite of all this rain, beachgoers still made the most of Memorial Day weekend and early summer vacations here at the Shore. The season is officially underway, and next up on the calendar is the Fourth of July, a prime time for visitors, rentals, and real estate activity.

We're excited to share some strong early-season momentum. Our listings at 4236-38 Asbury Avenue - Unit 1 and 4236-38 Asbury Avenue - Unit 2 were professionally photographed and brought to market recently. We’re pleased to report that 4236-38 Asbury Avenue - Unit 2 went under contract within days of listing, an encouraging sign of continued buyer demand. The settlement is scheduled for July 25, 2025.

Meanwhile, it's full steam ahead on all our development projects. Especially, 3301 Bay Avenue, pilings have been successfully driven, marking a major milestone in construction. Over at 620 & 622 Atlantic Avenue, footers have now been laid, keeping us right on schedule as we move into the summer build season.


Since our last newsletter, we’ve successfully closed on three key properties:

  • 121 N. Coolidge Avenue - Unit 1
  • 121 N. Coolidge Avenue - Unit 2
  • 1034 Asbury Avenue - Unit 2

We have secured two new contracts:

  • 104 N. Pembroke Avenue
  • 4236-38 Asbury Avenue - Unit 2

As we gear up for the height of the season, the energy and interest in our markets continue to affirm the strength of our strategy.
