The South Jersey coastal market continues to evolve, but our discipline in location selection, design, and financial strategy keeps us well-positioned.

This season has brought encouraging movement across several fronts. Sales activity remains promising, construction continues to advance, and we’re achieving key milestones that reflect both strong planning and commitment. It’s this steady, measured progress that builds lasting results for our investors and partners alike.

Business Updates:

Sold

1116 Ocean Avenue – Unit 2 has officially sold — a welcome surprise with a quick closing that moves us one step closer to investor payouts. For now, proceeds have been directed to the bank as part of our accelerated loan paydown requirement.

Contract Termination

Unfortunately, the sale of 633 Asbury Avenue – Unit 2, Ocean City, NJ has been terminated due to the buyer’s inability to secure financing. While disappointing, interest in the property remains strong, and we are already re-engaging with new prospective buyers.

Building Permit Updates:

  • 119 N. 34th Street, Longport, NJ – Permit received and construction is underway.

  • 305 Mansfield Avenue, Margate City, NJ – Permit received and ground has been broken.

  • 632 West Avenue, Ocean City, NJ – Building permit application submitted and pending approval.
